So Now is most definitely the time find a great deal in real estate! The old saying goes "Buy Low & Sell High". If we only had a crystal ball to predict those "lows" we would all be wealthy. Unfortunately we only see the bottom when we look back in time, and then wish we had acted sooner.
So what are some indicators that we are at or near one those lows? What we do know is that we are currently in a natural market-correction after years of steady growth, aided in part by artificially inflated values after two active hurricane seasons in 2004 & 2005. Add to that the current economic climate we are in, and it all adds up to a BUYER'S MARKET.
This absolutely represents a buying opportunity for homeowners as well as investors! It's a fact that sometime soon we will be looking back and saying "I could've bought this for less only a few months ago"! Real Estate is almost always a good long-term investment. It's not whether prices will go up again, it's when. Don't get caught "looking back" at these great buying opportunities.

THERE IS A SILVER LINING IN THIS ECONOMIC CLIMATE. EXISTING HOME SALES ARE ON THE RISE!
Yes, buyers are realizing that prices are at or very near the bottom, and available inventory is way up. This, combined with the lowest interest rates in decades make this the best buying opportunity in many years. As the inventory of foreclosures and other under-valued properties sells out over the coming months, prices will begin to rise again.
If you're sitting on the fence waiting to catch the absolute bottom you may miss it. Don't get caught looking back. Smart Buyers are buying NOW!
Donald Trump was recently quoted as saying that now is the time to be buying, not selling.

My advise to Sellers:
Properties in good condition and priced correctly generally sell in much less time. Staging your home will help it "stand out" and is even more important in a slow market. Contact me for ideas about getting your property ready before putting it on the market.

Did you know that Pensacola is the FIRST European Settlement in America? Founded in 1559 by Don Tristan DeLuna, Pensacola pre-dates St Augustine. In fact, a recently discovered ship wreck in Pensacola Bay (Fall of 2007) thought to be part of DeLuna's fleet, has been certified as the OLDEST wreck in Florida, and the 2nd oldest in America! But we may best be known as the Cradle of Naval Aviation and Home to the Famous Blue Angels Flight Team!
